Local Law

We specialize in the process of compliance with all Local Law requirements that may lead to building restoration, rehabilitation, and repair of the building envelope to achieve a SWARMP, or SAFE status.
With everchanging building regulations, it can be difficult to navigate through all the required steps of the NYC Department of Buildings. Many building owners might not be aware of the requirements of these stipulations well enough which can create problems and cause violations to accrue when it’s your building's time to comply. If you are a building owner then complying with the local laws of NYC fall under the list mandatory responsibilities in managing and ensuring the safety of your building. In order to assist and be prepared for meeting these requirements, STONE is here to assist every step of the way, from inception to completion and work in tandem with management and building owners in fulfilling all department of buildings guidelines and mandates.
Below is information and guidelines of what is expected from all buildings within the five (5) boroughs in assisting to begin the process of ensuring building safety and compliance.

(FISP), previously known as Local Law 11, requires that Owners of buildings with more than six (6) stories above any grade have their exterior walls and appurtenances inspected periodically

The proposed rule would require building owners to hire a qualified professional capable of identifying hazards to inspect building parapets and identify any dangerous conditions. The proposed parapet observation requirement would apply to all buildings fronting the right-of-way, regardless of height, except for 1- or 2-family homes.

The requirement that a parking structure must be inspected by a Qualified Parking Structures Inspector (QPSI) every six (6) years.

Jersey City Municipal Code was modeled after similar inspection ordinances in other major cities, including neighboring New
York City’s. This also requires Owners of concrete buildings with more than six (6) stories and masonry facades with more than four (4) stories above any grade have their exterior walls and appurtenances inspected periodically.

Assisting clients in staying in compliance with FISP requirements, STONE works closely with clients, managements, and owners to assess all existing building conditions that are found to be in disrepair, failing, or just in need of proper rehabilitation. Utilizing the highest grade products in conducting our scoped repairs, we ensure that no item along any façade is missed and that the building we are working on is remedied to the client's satisfaction and within budget.
