525 Ocean Parkway;s balconies were found to be in decrepit and weathered condition that required rehabilitation and rebuilding. STONE removed the existing balcony elements at the facade, only retaining the existing balcony slab. STONE repaired the slabs and built new masonry parapets at each balcony that encompassed the balcony perimeter. To comply with NYC DOB height requirements, STONE topped the balconies with new pre-cast concrete coping stones, and new glass, top mount railings. STONE also observed the remainder of the building and addressed all additional repairs found,
BALCONY REBUILDING
STONE rebuilt the exisitng balconies with a new retaiing wall at the perimeter of each balcony at the building.
Post installation of new perimeter balcony walls, STONE scoped the installation of a new pre-cast concrete coping stone to wrap the perimeter of the balcony, contrasting the masonry upon installation.
Balcony reinforcement was installed after the completion of the facade balconies. The structural supports ensured that the additional weight added to the balconies would not cause any structural issues in the future.
Post completion of balcony rebuild, STONE scoped the installation of a deck coating to ensure the protection of the balconies from weathering. STONE also scoped the installation of a new divider to allow for additional privacy for the residents.
STONE scoped the installation of a new scupper and downspout system at all balconies to allow for proper drainage and no pooling to appear on the newly finished balcony decks.
STONE also took into account all other areas of the building to ensure safety all around. Due to issues causing the existing chimney to be unsafe, STONE scoped the replacement of the existing chimney.
