Directly facing the Hudson River, 4455 Douglas Avenue has fantastic unobstructed views of all of Jersey City. Unfortunately due to such close proximity to the water, the building's exposed wrap around balconies are constantly battered by winds and weathering. This caused the existing concrete of the balconies to spall, thus causing water infiltration and penetrating and damaging the steel beneath. STONE took advanced measures and repairs of both the structural steel and concrete to ensure the balconies would not be so easily affected by the water not so ways away.
BALCONY CURB REBUILDING
Once the existing balconies at the building were exposed. STONE replaced all of the existing reinforcement bar at the balconies with new to ensure structural stability.
Prior to performing any steel repairs, STONE made sure the proper forms were created and installed following the curve of the exterior balconies to maintain existing form of the building.
Once all the necessary forms were set, the concrete pouring at the balcony curbs began. STONE made sure that the newly poured balconies color matched the existing perfectly.
STONE also made sure that the topside and underside of the balcony decks were repaired, patched, and coated to exhibit a brand new balcony, full restored, and ready to use with new balcony railings top mounted to the newly refinished curbs.
