31 West 11th Street is a gorgeous property with decorative stone elements and historic wood windows that accented the rich elements of the building, even the cornice caught the attention of pedestrians below. Although after years of weathering, some of the elements at the building required rehabilitation. STONE scoped the replacement of masonry mortar at the building as well as any decorative stone repairs that were required to restore the beauty and safety of the building while working closely with Landmarks Preservation Commission for all repairs to match existing historic condition. STONE also repaired and repainted the historic cornice, also paying close attention to the historic windows of the property, repairing and repainting as new.
CORNICE REPAIRS
STONE rebuilt the cornice to its original condition, ensuring that all profiles match existing. the cornice was then coated with a beautiful white finish.
STONE took into consideration the original masonry mortar that was utililzed for the building and made sure the closest match was replaced to reflect the resotration of historic elements at the property.
STONE scoped the existing wood windows to be scraped, patched, repaired, and then repainted to match the color of the cornice, decorative stone elements, and contrast to theadjacent dark red masonry.
The decorative stone headers were also found to be in decrpit condition. STONE scoped the replacement for the installation of new headers to match the historic existing condition.
To ensure proper waterproofing at the roof at the building, STONE scoped the rehabilitation of the existing cornice to receive new windows, a new thru wall flashing system, recoating the decorative stone elements and masonry replacement
STONE took into account the structural integrity of the steel atop an existing door at the building service entrance STONE scoped the replacement of the structural steel supporting the masonry above to create a safe walking space for the building workers.
